This waterfront villa on the Palm Jumeirah represents the pinnacle of LEXA integration. Every room, from the underground cinema to the rooftop terrace, is seamlessly connected through a KNX backbone with over 1,200 intelligent devices working in concert.

DALI-2 architectural lighting with 380 individually addressable circuits. Circadian rhythm programming adjusts colour temperature throughout the day.
24-zone HVAC control with fan coil units, underfloor heating, and motorized fresh air dampers. Each room maintains independent comfort settings.
86 motorized curtains and blinds with sun-tracking algorithms. Venetian slat angle control adjusts automatically based on solar position.
14-zone audio distribution with in-ceiling speakers, hidden subwoofers, and outdoor weatherproof zones. Streaming and vinyl input sources.
Video intercom at 4 entry points, biometric access, and integrated CCTV with KNX event triggers for automated lockdown scenarios.
